You’ll enjoy our exceptional Marina district location, with its many choices for entertainment, dining, shopping or exploring the picturesque scenery.
Most residents join the community at our Residential Living level, for maximum independence and self-sufficiency. Our Independent Living apartments are ideally suited for singles or couples. They include services like housekeeping and laundry, so you have more free time and the freedom to be independent.
Heritage on the Marina has three additional properties for active adults 65+ on Francisco Street and Octavia Street. These apartments offer the same great full-service amenities, 1- or 2-bedroom apartments, with full kitchens, washers and dryers, flexible security and 30 meals a month.
When I moved in, I realized what a community it is. Everybody’s very caring, the staff are wonderful. I’ve been well looked after.
The Continuing Care Contract (Type C) features Independent Living services and amenities for a monthly fee that adjusts as your health care needs change and/or you move to a higher level of care. You also have the benefit of discounted health care services as needed, for as long as necessary. This agreement provides flexibility while still offering the security for the future.

Residents can enjoy the flexibility of all-day dining from 7 a.m. to 7:30 p.m. Our chefs have a passion for creating memorable experiences through quality ingredients, culinary traditions, and sustainable practices. Our menu explores a diverse range of flavors and ingredients with new tastes and nutritional trends.
From exploring cuisines from different cultures to celebrating themed days of celebration, holidays and birthdays, we are proud to create more than just a meal by making an emotional connection. Our dining services team creates beautiful food that nourishes the mind, body and spirit.

Residents pay an Entrance Fee and a Monthly Service Fee for the right to reside at Heritage on the Marina. Costs vary depending on the size of apartment and the Contract type.
The Entrance Fee at Heritage on the Marina is a one-time payment, based on the size of the residence you choose. Payment of this fee entitles you to residency and access to health care services provided by Heritage on the Marina.
The Monthly Care Fee covers a wide range of services, including meals, weekly housekeeping and linen change, all utilities except phone service, wireless internet service, maintenance, and scheduled transportation to medical appointments, use of all onsite amenities, including the fitness center, arts and crafts room, and library. Most importantly it includes the access to health care services, should they ever be needed.
The Monthly Care Fee increases each year, in July, and is linked to the cost of living index and our operating costs.
Under Continuing Care, your monthly fee does get adjusted accordingly based on the level of care needed.
We have an extensive array of programs, and classes to promote good health and well-being. Everything from balance classes to Tai Chi, and Yoga. We offer fitness training and help you design a fitness plan based on your personal goals.
Long Term care insurance is beneficial for those residents under the Continuing Care Contract. If you have a long-term care insurance policy, you may be eligible to receive benefits from that policy if you need assisted living or skilled care. The policy may help to offset the future costs in the higher levels of care (such as assisted living or skilled nursing). Your policy will pay earned benefits directly to you. As with all insurance issues, you should consult your insurance carrier for specific questions regarding your policy.
No. Heritage on the Marina owns all the property and is responsible for maintenance and upkeep. Residents are responsible for keeping a tidy and clutter-free apartment. You are essentially purchasing a service agreement from Heritage on the Marina. You are guaranteed a home and health care.
The IRS may consider a portion of your Monthly Care Fee an allowable prepaid medical expense and depending on your situation, may be tax deductible. As always, you should discuss your individual tax situation with your personal tax advisor.
Residents have a 90-day Introductory Period during which they can cancel and receive their Entrance Fee, less any cost of care while they resided here. After ninety days, the Entrance Fee is amortized, less 2% each month (up to 50 months).
Yes, scheduled transportation to medical appointments, restaurants, shops and other local sights is available free of charge (subject to availability and operating hours).
Heritage on the Marina is a smoke-free community. We have designated areas outside of the property where residents can smoke.
Yes! Heritage on the Marina welcomes pets into our community on a case by case basis. Breed and size restrictions do apply.
We do not directly provide the service, however, we can refer you to a resource who can assist you.
We are San Francisco’s oldest Life Plan Community. We are also the smallest — with a little over 110 residents — which makes for a very intimate feel to our community. Many say it feels more like a private residence, albeit a residence designed by renowned Hearst Castle architect, Julia Morgan.
We have one guest room that can be reserved in advance for a fee.
This is a popular misconception. Actually you gain independence — you have someone to take care of home maintenance, do the grocery shopping and cooking, essentially take care of a majority of your needs. You are free to come and go as you like, and you have the security of health care on site should you need it.
